1. My opinion, not advice

Everything published under Grant Invests is my personal opinion and general education. That includes the articles, the guide, the watchlist, the spreadsheets and PDFs sold in the shop, every email I send, and every video, caption, story and comment I post on Instagram, TikTok or anywhere else.

I share how I think about money and what I do with my own. That is not the same as telling you what to do with yours, and it should never be read that way.

2. What this is not

Nothing on this site or in anything I publish is:

• Financial advice or financial planning.
• Investment advice, a recommendation, an endorsement, or a suggestion to buy, sell, hold or avoid any security, fund, asset or strategy.
• Tax advice. I am not an accountant and I do not know your tax situation.
• Legal advice. I am not an attorney and I am not your attorney.
• Accounting, insurance, mortgage, lending, retirement or estate planning advice.
• Real estate advice or an appraisal, valuation or underwriting opinion on any specific property or deal.
• An offer to sell, or a solicitation of an offer to buy, any security or investment product.

If you need any of the above, hire someone licensed to give it.

3. I am not your adviser

I am not a registered investment adviser, a broker-dealer, a registered representative, a certified financial planner, a CPA, an enrolled agent, an insurance agent or an attorney. I am not registered with the SEC, FINRA or any state securities regulator.

Reading this site, subscribing, buying something, following me, or messaging me does not create an adviser and client relationship, a fiduciary duty, a professional relationship or a duty of care of any kind between us. No such relationship is formed by anything I publish or by any reply I send.

4. Nothing here is personal

Everything I publish is impersonal and general. It goes out the same way to everyone who reads it, and it is written with no knowledge of your income, savings, debts, taxes, dependents, employment, time horizon, risk tolerance, existing holdings or goals.

I do not review individual portfolios, and I do not give personalized recommendations by email, comment, direct message, group chat, or any community or course I may run, or any other channel. If I reply to a question, that reply is still general commentary, still just my opinion, and still not advice about your situation. Please do not send me your account details, balances or holdings.

5. Do your own research

Before you act on anything you see here, do your own research and reach your own conclusions. Read the filings, check the current numbers, consider your own circumstances, and talk to a licensed professional who can look at your whole picture.

You are solely responsible for your own financial decisions and for every outcome that follows from them. By using this site you agree that you are not relying on me or on anything I publish in making those decisions.

6. I may own what I discuss

I invest my own money. I may hold, buy or sell any security I mention, at any time, without notice, and without updating anything I have already published. My positions and my opinions can change, and often do.

I try to say so when I am discussing something I own, but you should assume I may own it. I do not trade against what I publish, and I do not buy something in order to sell into attention my own content creates.

7. Sponsored content

Some of what I publish may be sponsored. If a company pays me, gives me a product for free, or compensates me in any other way to feature, review or mention something, I disclose that in the content itself, clearly and where you will actually see it, not buried somewhere afterward.

Securities are held to a stricter line. If I am ever paid by a company, an issuer, or anyone acting on their behalf to write or talk about their stock, I will disclose both the payment and the amount inside that content, because the law requires exactly that.

Being paid never buys a particular opinion. If I would not say it for free, I do not say it.

8. Affiliate links

Some links to brokerages, credit cards, software and other tools are affiliate or referral links. If you sign up or are approved through one, I may earn a commission or a reward, at no extra cost to you. I may also earn from products I sell directly.

That compensation does not decide what I cover or what I say about it, and it is not an endorsement made on anyone else's behalf. Affiliate and referral links are disclosed where they appear. Evaluate any product on its own merits, and read its terms before you sign up.

9. No promises about results

Investing involves risk, including the permanent loss of the money you put in. Past performance does not predict future results. Markets fall, companies fail, and any individual investment can go to zero.

Nothing here guarantees, projects or promises any outcome, return, profit, income or level of performance. Any historical figure, chart, model, scenario, backtest or worked example, including everything inside anything I sell, is a hypothetical illustration built on assumptions I chose. It is not a forecast, it does not reflect actual trading, and your results will be different.

10. Errors and stale numbers

I research carefully and I still get things wrong. Opinions here are held honestly but they are not certainties, and I may change my mind without republishing anything.

Prices, yields, valuations, holdings, contribution limits, interest rates and tax rules also change constantly. Everything I publish is accurate to the best of my knowledge on the day it is published, and I take no obligation to update, correct or remove it afterward. Verify anything time-sensitive against a primary source before you act on it.

11. Third-party links

I rely on third-party data, tools and sources, and I link to things I do not control. I do not guarantee any of it is accurate, current or complete, and a link is never an endorsement. Your dealings with any third party are between you and them.

12. What I sell

The spreadsheets, guides, videos and any other paid product, course or community access I offer are educational tools and frameworks. They do not contain recommendations, they produce no advice, and any number a tool outputs depends entirely on the assumptions and inputs you enter. A calculator is not a forecast.

If I run a paid community or course, the same line holds inside it: general education, no personalized advice, and nothing said there is a recommendation to you. Check every formula and result against your own circumstances before relying on it, and see the Terms of Service for what you are buying.

13. You assume the risk

You use this site, the content and the files at your own risk. To the fullest extent permitted by law, I am not liable for any loss or damage of any kind arising from your use of anything I publish, including investment losses. The full limits are in the Terms of Service.
